Project Description
Complete interior and exterior remodeling of 10,700 square foot commercial building. When acquired, this building had very few windows and limited access to Minnehaha Avenue. The project included remodeling to accommodate multiple retail and/or professional tenants with private individual entrances and windows facing Minnehaha Avenue. The original portion of the building was constructed in 1918, and had many unique and visually interesting historical features that were buried under 90 years worth of bad remodeling. These historical details were preserved and emphasized. The Longfellow Community Council's design suggestion guidelines were used to select the exterior color and finishes to insure that the end result fit the neighborhood, and that the community is engaged and respected.

◊ Brick and concrete facade modified with structural steel to allow for a 160% increase in glass surface area (windows and entrances)

◊ Exposed brick interior walls and chimneys stripped and preserved for visual interest

◊ Roof drains realigned to allow for Rainwater garden in courtyard area to manage stormwater and minimize urban heat island effect
◊ ADA compliance in all tenant spaces and common areas
◊ Exterior mural painted on South building face as part of the Longfellow Mural Project in 2008
